A groundbreaking project of unprecedented scale is underway in Georgia, set to introduce the luxurious Pontus Rotana Resort & Spa Gonio to the Black Sea coast. Developed by Pontus Development, this high-end real estate venture is positioned on the forefront of Gonio beach, offering unparalleled quality. In collaboration with the esteemed international brand Rotana Hotel Management Corporation, this project marks the brand’s debut in Georgia, a significant milestone for the country’s real estate market.
Construction of the hotel complex commenced in 2023 and is currently in full swing. From its inception, the visionaries behind the project set an ambitious goal: Pontus Rotana Resort & Spa, sprawling across 4.5 hectares with 28 floors and 546 rooms, will stand as the largest complex on the Black Sea coast. It is designed to embody the epitome of luxury, with infrastructure, design, service, and standards befitting a 5-star hotel. With a total project cost of 45 million USD, the endeavor is being brought to life by Geverse Construction.
As the hotel is part of the Rotana chain, construction adheres to their stringent standards, widely regarded as the pinnacle of excellence in the hotel industry. Consequently, all materials used throughout the construction, finishing, and furnishing stages are of the highest quality, energy-efficient, and engineered for long-term durability.
The stability and robustness of the building are ensured by a foundation supported by a 15-meter-long beam system, reinforced further by pad arrangements. A premium-quality insulating membrane from an English brand is employed in the foundation to guarantee water impermeability and safeguard the concrete against damage. Additionally, it enhances the building’s resilience to various loads and effectively addresses seismic activity concerns.
The building is erected upon a monolithic frame, providing it with added strength. This reinforced concrete frame, constructed based on the principle of casting a single slab, is engineered to withstand an 8-point earthquake, surpassing the region’s historical seismic records, which have never exceeded 5.5 points. Despite this, regulations mandate that construction companies prepare for a 7-point earthquake, underscoring the commitment to safety and durability.
The construction utilizes the Ringer formwork system from Austria for vertical elements like columns, diaphragms, and shafts. Renowned for its quality and practicality, this system ranks first among European formwork brands globally. H-type scaffolds and coils from the European brand PFEIFER are employed to prepare molds for horizontal elements, ensuring maximum straightness of the slabs.

Project leaders prioritize the use of energy-efficient materials to create a comfortable climate for guests and minimize utility costs for hotel management, thereby conserving energy and reducing environmental impact.
The hotel room configurations are determined by interior designers with full adherence to Rotana standards and requirements. Room options include King, Twin, Junior suite, 1-bedroom, and 2-bedroom layouts. Additionally, fully adapted rooms for disabled individuals are provided, meeting international standards for furniture arrangement and interior design elements.
The facade design prominently features glass elements, glass railings, and a panoramic facade system facing the sea. Sliding system aluminum doors and windows are set to be installed on the balconies. White details on the lower floors will be crafted from premium decorative aluminum composite panels. Additionally, the facade will be adorned with high-quality ceramic granite tiles, chosen for their suitability in areas with similar humidity and precipitation levels.
Common areas will be designed in collaboration with Rotana’s Brand Interiors and F&B planning team. The hotel complex aims to cater to individuals of varied interests with a diverse range of amenities. Vacationers can expect the following infrastructural benefits:

The complex’s prime advantage lies in its strategic location, providing easy access to key destinations within the Adjara region that are essential for vacationers. These include the Batumi city center, just a 15-minute drive away, the Turkey-Georgia border reachable within a 10-minute drive, and Batumi International Airport conveniently situated only 7 minutes away by car. Moreover, the complex is in close proximity to various tourist attractions, shopping centers, entertainment venues, and other amenities.
Notably, the distinctive landscape and natural beauty of Gonio add to the appeal of the complex.
